The three lines

One: a Level 2 means a camera travels the whole flue, and we check the attic, crawlspace and roof we can reach. Two: NFPA 211, the chimney standard, wants this inspection when a house changes owners. Three: findings and pictures arrive the day we inspect.

Why age matters to your client

We ask the build year before the visit. An older brick stack and a newer factory-built one are different things, and the report names the era so your client understands what they are buying.

Where original brick still holds, we say so. Nothing is torn out for the sake of it.

A client who knows the era of a stack can ask better questions at the walk-through. So can you.

Level 1 or Level 2

Give your client the choice in one sentence each.

  • Level 1: our eyes on the accessible parts
  • Level 2: all that, plus a camera in the flue
  • Level 2 is the usual match for a sale

After the report

If the report lists conditions under NFPA 211 or local code, your client may come back with a repair request, a price cut or a wish to have us look again. You guide it. We do not advise on contracts. Our work area is Santa Paula and the rest of Ventura County, from Fillmore and Ojai down to Oxnard, Camarillo and Moorpark.

What to have ready

Send the address and, if you can, the year the house was built. Add whether the fireplace burns wood or gas, and who should receive the report. That is enough for us to book the visit and decide which parts of the stack to study first.

What your client pays

These are the two prices, whoever books.

Level 1, accessible parts
$58
Camera scan, Level 2
$415

Repair work is quoted after the inspection.

Agent questions

Do you ask for the build year?

Yes. It helps us read the wear on the stack.

Can I receive the report?

Yes, if your client agrees. Agent, buyer and seller can all be named recipients.

How quick is quick?

We move quickly for agents. Send the address and we will book the visit.

Forward the lines, send the address

Once your client says yes, we set up the visit and confirm who gets the report.
