Because chimneys wear out by era. A hand-laid brick stack from the early 1900s, a brick chimney with a clay tile flue and a factory-built metal chimney in a framed chase each fail in different places. Knowing roughly when yours went up tells us what to check first and what parts to bring. A guess to the decade is enough, and if you do not know, we work it out on the visit.
NFPA 211, the national standard for chimneys and fireplaces, calls for an inspection once a year and a cleaning when the inspection shows it is needed. On an older brick chimney we would not stretch past a year, because loose mortar and crown cracks can open up between seasons even when the fireplace sits unused.
NFPA 211 calls for a Level 2 inspection when a property is sold or transferred. It adds a camera scan of the whole flue to the visual check, which matters most on an older chimney where cracked tiles or open joints sit out of sight. We write the report so the buyer, the seller and the agents can all read it.
Do not light a fire until it has been looked at. Some older brick chimneys were built without a liner, and some had one that has since cracked or crumbled. A camera scan shows which you have. If there is no sound liner, one fix is a new stainless liner inside the existing brick, which lets the original chimney stay.
Start with an inspection, not a match. A chimney that sat unused can hold nests, debris, a rusted damper or a cracked crown that let water in. We check the top, the flue and the firebox, sweep if it is safe to, and tell you whether it is ready to burn or what has to be fixed first.
It may be, but you cannot tell from the living room. The quake damaged chimneys across the Santa Clara River Valley, and some were patched rather than rebuilt. We look at the crown, the top courses, the joint where the chimney meets the house and the firebox, and we say plainly whether a past repair is holding or needs real work.
Often, yes. Old brick is usually softer than modern brick, and repointing it with a hard modern mortar can crack the brick around the joint. We match the new mortar to the old in strength and color, and replace only the brick that has failed. A full rebuild is the last option, not the first.
